2017 January – December Financial Report

We are posting the 2017 January-December Financial Report with a spotlight on the December Balance Sheet. Our total assets as of December 31, 2017 are $62,002.81. The Operating Account Balance was $42,200.64, and the Reserve Account Balance was $15,883.42.

2018 Special Assessment

Good Morning Everyone,

As explained last year at the 2017 Annual Meeting on Sunday, February 26, 2017, and posted on the Timberidge HOA website, the 30-year capital improvement plan recommended by Criterium-Dotson Engineers (Criterium) will require special assessments. The Board, with the help of Secure Association Management, implemented more frugal budgeting, examined projected profits, and were able to adjust the current special assessment from $3,500-$6,600 per unit down to $1,075.00 per unit while maintaining our capital improvement goals outlined by Criterium. The homeowners at the 2017 Annual Meeting preferred the 2017 Board Recommended Option, so we and the management team have used our option when planning maintenance and repairs for Timberidge through 2020.

Roof Replacement for All Timberidge Townhomes

Good Morning Everyone,

You should have received a letter written by our managing company concerning replacing all Timberidge Townhomes roofs. Construction is estimated to begin Monday, August 7, 2017, starting with unit #1127. Anderson Construction, hired by the Timberidge HOA, estimates the entire project will be completed in 4 weeks.

The new roofs will be replaced with GAF Sovereign 25-year 3-Tab shingles. This complete replacement is possible due to receiving monies from our insurance company after assessing the results of recent storm damage.

You will be notified when your roof will be replaced via flyers on doors a day or two before construction begins. However, please contact your lessees directly concerning upcoming construction—just in case.

During construction of your unit’s roof, please temporarily park your vehicles at the rear entrance (see the image at the end of the post – Exhibit A). Also, please secure pets and keep children away from the construction/work area during the project. We worked with the contractor to minimize the time your vehicles will be parked at the rear entrance, and we thank you for your cooperation.

2017 January – June Maintenance Report

Good Evening,

On the 2017 Documents page and the Maintenance Reports page, please find a link to the 2017 January – June Maintenance Report that the Board requested from Secure Association Management. Also, the Board is happy to announce that due to storm damage, the insurance company has issued us a check that will help us replace all six roofs. Construction will begin soon, and all roofs should be replaced by October 2017. Please see the 2017 January – June Financial Report for more details.

As you many of you know, Timberidge now has a large recycling bin. We would like to add that although some plastic bags have the numbers 1-7 on it, the City of Denton asks that no plastic bags be discarded in the large recycling bin. We updated the post about it, too.

We are posting the January 2017 through June 2017 Financial Report with a spotlight on the June Balance Sheet. Our total assets as of June 30, 2017, are $162,782.69 due to our insurance company issuing monies to replace all six roofs damaged by storms. The Operating Account Balance was $143,002.88, and the Reserve Account Balance was $15,481.06.

New Recycling Bin for Timberidge Townhomes

Good Afternoon Everyone,

Before July 4, the City of Denton contacted our management company, Secure Association Management, to inform us that Timberidge would be provided a large recycling bin at no extra charge because the city is making a push to cut waste by 20%. Several homeowners have requested recycling on the property, so we are ecstatic that we have access to convenient recycling now.

The large recycling bin has a sign that explains what items can be recycled. We ask that everyone rinse all containers and recycle the following items:

  • Flattened boxboard/cardboard: Boxes that come in direct contact with food substances should be placed in the garbage bin.
  • Magazines and catalogs (no laminated paper)
  • Newspaper, junk mail, office paper, paper bags
  • Rigid plastic containers and jugs #1-7 (no plastic bags of any kind; no Styrofoam®)
  • Cartons and juice boxes (no pouches)
  •  Steel and tin cans
  • Aluminum cans and foil: Collapsed aluminum cans, please.
  • Glass bottles

You may use the small garbage bin next to the mailboxes for your junk mail; however, please do not overfill the bin. Our management company is very graciously emptying it for us into the large recycling bin located at the back entrance of the property.

Also, we ask that everyone bag all garbage and place it directly in the garbage bin. Please do not set discarded furniture, large boxes, etc. in front of or next to the garbage. Overfilling the garbage and recycling bins could lead to the City of Denton choosing not to empty the bin until the overfilling is corrected. All discarded items that cannot be recycled should be placed directly into the garbage bin. Clean, empty plastic bags can be recycled at most area grocery stores.
